When Do I Need EICR?
The EICR (Electrical Installation Condition Report) usually require for House Sales (Solicitors or Conveyancers), Banks and Insurance Companies, Local Authorites, Landlords or Tenants, Company Owners and Home owners.
Here are some of the benefits of having an EICR:
It can help to identify any electrical hazards in your home.
It can help to protect you and your family from the risk of electric shock or fire.
It can help to increase the value of your home when you sell it.
It can help to comply with legal requirements.
If you are unsure whether you need an EICR, you should contact a qualified electrician. They will be able to assess your needs and advise you on the best course of action.
Here are some of the common instances when you need an EICR:
If you are a landlord, you are legally required to have an EICR carried out every 5 years for all private rental properties in England and Wales. This applies to all properties, regardless of when they were built or when they were last rewired.
If you are selling your home, you may need an EICR to comply with the Homebuyers' Report (HBR). The HBR is a survey that is carried out by a qualified surveyor to assess the condition of your home. An EICR is not always required for the HBR, but it is often recommended.
If you have had any electrical work carried out, you may need an EICR. This is because any electrical work that is carried out on your home must be accompanied by an Electrical Installation Certificate (EIC). The EIC will show that the work was carried out to a safe standard.
If you are concerned about the safety of your electrical installation, you may want to have an EICR carried out. This is especially important if your home is old or if you have had any problems with your electricals in the past.
